style, where customer service and creativity meet. When planning
an event, you have many options and possibilities to make the
day perfect. Space is available both inside
the manor as well as on the grounds. Within the manor, there is
space for approximately 40 people. The private, enclosed yard is
suited for larger parties and events.
Vermont inns

located in the Northeast Kingdom. The grounds at Elm Street
Manor are the perfect place to hold your upcoming wedding.

Special Event
Guidelines
Thank you for the opportunity to be a part of your event. Every
attempt is made to make sure your event goes off without a
hitch. The facility should be the least of your worries. As you
read through these guidelines, please do not hesitate to ask if
something has been overlooked or does not work for your needs.
Rates
The basic facility use fee is $125.00 per hour with a 3-hour
minimum. This includes the use of all grounds including the
front, side, and back yards. Pictures may be taken on the front
porch and the balcony may be used as well. An additional $100.00
per room fee will be assessed for use inside the facility. This
includes even limited use of the kitchen or inside facilities as
well as photos taken inside.
Hours
There is a 3-hour minimum facility use fee. Set up and
preparation should be included in the final facility use
billing. Please remember to include set up and preparation time
in your reservation. There is no charge for clean up/take down.

Deposit
There are two deposits that are required at the Elm Street
Manor. The first $100.00 deposit secures your dates and times.
This is a non-refundable deposit. The second deposit of $500.00
must be paid one week prior to the event and is refundable if
the grounds are returned to their original condition. This will
be returned once clean up is completed or applied to your
balance.
Rooms
Unlike in most facilities, you are not required to rent the
rooms at Elm Street Manor on the day of your event. However, we
would love for you to encourage guests to stay. Only guests who
are attending your wedding are able to take advantage of a 20%
discounted rate for rooms at Elm Street Manor. They must note
they are attending your wedding or event to take advantage of
the rate.
Photos
Photos may be taken on the outside grounds. (Please note that
photos we take may be used on our website.)
